McColly Exclusives features new listings before they hit the market

With two apps and a website, McColly Real Estate certainly takes advantage of different technology platforms to advance and improve the client experience. McColly recently added a new feature to its website that allows customers to browse the latest properties Coming to Market. This feature, called McColly Exclusives, launched on July 17 and can be accessed through the mccolly.com home page under the McColly Exclusives Carousel.

This feature allows users to view the newest houses for sale in Indiana and Illinois before they are listed in the Multiple Listing Service (MLS). McColly Exclusives is updated every Friday at 5 p.m., so potential home buyers can be sure that they are looking at the most recent listings.

“McColly Exclusives are McColly listings that are coming to market and not in the MLS yet. The public can only find them on mccolly.com, not Zillow or any other third party aggregator website,” said Monica Decker, Director of Marketing & Technology. “This benefits our clients. With low inventory and high demand, there are several homes with multiple offers the same day it goes on the market.”

Decker said the feature eliminates some of the frustration consumers may feel when they get their hopes up about a property only to find it’s already been scooped up from the market. Once a consumer pairs with a McColly agent, the agent will communicate the coming-to-market listings before anyone else sees them. “

Since McColly is number one in the Greater Northwest Indiana Association of REALTORS (GNIAR) MLS, we have the most active listings in the area,” Decker said.

The lifecycle of a property listing has another layer thanks to McColly Exclusives. It begins internally with the McColly Connect app.

“McColly Connect is our private agent network where we communicate the latest real estate needs on behalf of clients internally to our 475+ agents. More than 50 percent of the time, we can find a buyer for a home internally before it even gets put into the MLS. It has a much shorter term on the market,” Decker said.

New property listings are then published on McColly Exclusives on mccolly.com for 24 business hours before entering the MLS.

Having a head start on posting the newest homes before they hit the market through McColly Exclusives can save aspiring homeowners and McColly agents from frustration.

“Right now, it’s such a hot market with such low inventory. It’s not unusual that within the same day that listing goes live, you can get between 10-23 offers on that same home if it’s priced right. It becomes a much more stressful situation because obviously there can only be one buyer. The agent then has to go back and disappoint those 22 other people who made an offer,” Decker said.

To keep up with the latest property listings, go to mccolly.com and look for McColly Exclusives on the home page.
