On Thursday, March 14, Flaherty & Collins Properties along with the Northwest Indiana Regional Development Authority (RDA) broke ground on a massive project in Michigan City.
This project will feature a new train station for the South Shore Line stop at 11th Street, 208 luxury residential apartment homes, over 10,000 square feet of commercial space, and a 558-space parking garage.
Flaherty & Collins will develop the entire city block at 10th and 11th Street on the north and south sides. For the west and east sides of town, it will be located on Franklin and Pine Street.
“This is going to be a spectacular development. I think it will help spur development all along the South Shore as well as the West Lake line as the states have put in over a billion dollars," said David Flaherty, CEO of Flaherty & Collins. "They want to see this kind of thing happen, and they will be starting in a big way by kicking it off here in Michigan City.”
Not only will this create many jobs for the Michigan City community, it will make traveling easier throughout the Region and give those moving to the area for jobs a place to stay.
“We are extremely excited because this gives us the opportunity to attract talent and get people who want to utilize the South Shore Line whether it's commuting back and forth to South Bend, Notre Dame or even Chicago. This project brings that connectedness throughout the whole Northwest Indiana region," said Vincent Ash, chief of staff of the Indiana Economic Development Corporation. "It gives us true opportunity and the ability to track additional investment based on the South Shore Line connectivity. Housing is a critical piece of that.”
A project of this magnitude creates so much opportunity, not only for the community the apartments will reside in but the communities that the train station will run through.
One thing about every partner in this deal is their ability to dive deep and strive to develop new projects to benefit these communities to the max potential. “One thing I took pride in was getting it done – we always get our deals done. This job specifically, we got hit with interest rates which caused construction costs to jump up. Just getting a construction loan today makes us proud that we are able to get it done. Mainly, we were able to blaze the trail in Indiana transit like we have done in other states,” said Flaherty.
